g8 completes a brace of 10-year Management Agreements

Central House and Noble House

Leading flex consultancy g8 completes a significant repositioning portfolio deal with fast-growing provider Cubix on behalf of owners, Salaft Properties.

g8 today announces the completion of two 10-year management agreements between Salaft Properties, owners of Noble House and Central House, and flexible workspace provider Cubix Offices.

We were brought in during lockdown to advise the owners on repositioning both assets. Central House has hosted a flex operation for the last 15 years and needed a change of management and direction, whilst Noble House was a traditional multi-let office located on the outskirts of Central Milton Keynes that given the new hybrid working model post Covid was ideally suited to thrive on a flex model.

Noble House is circa 20,000 sq. ft. located close to the junction of V8 Marlborough Street and H3 Monks Way on the edge of Linford Wood, 6 minutes’ drive from Junction 14 of the M1. The fully refurbished building now offers:

  • Electric vehicle charging points

  • A range of air-conditioned offices and breakout areas

  • Excellent and generous on site parking provision

  • Secure cycle storage

  • EPC rating of B

Central House is a North London landmark and is located at the corner of Ballards Lane and Nether Street and provides over 20,000 sq ft of serviced and meeting room space, a short walk from Finchley Central Underground Station. As part of the repositioning of the asset, amenities will be improved significantly to include:

  • Enhanced community space

  • new lifts and M&E

  • Significant capex injection

Russell Baum, Operations Director at Salaft Properties commented: “We have always embraced the flex market as an option which has worked incredibly well for years in Central House however, we were thankful for Douglas and his experience in negotiating JVs to both reposition the building and bring Noble House to market following a thorough consultation process.”

Paul Zimbler, Managing Director at Cubix, commented: “I am excited with the prospect of developing our relationship with Salaft, who are a great fit for the CUBIX management team, bringing us the iconic Central House in Finchley and Noble House MK, a much-needed new offering to the area. With these new acquisitions, Cubix are now at Junctions 2, 10 and 14 of the M1 and we are looking forward to adding more locations as our brand continues to grow.  I thank Douglas for bringing us all together.”
