Why Landlords are embracing Flex

I was delighted to be featured in Costar's Expert Opinion column: 'Landlords are Embracing Flex and With Good Reason.’ It’s great news - but not surprising - that landlords are adopting Flex. It helps them to:

  • Provide a more diverse offering

  • Reduce void periods

  • Gain more control of their asset

  • Future-proof their portfolio

  • Outsource ESG and technology expertise

Furthermore, I'm seeing a split in Flex delivery strategies as landlords experiment with new models, including: 

  • Direct investment into a flex provider such as Brockton / Fora and Blackstone / TOG

  • Joint Ventures, where heavyweights like Brookfield, Hines and Abrdn partner with flex operators

  • The own-brand managed model adopted by Landsec and British Land

There's no 'one-size-fits-all' solution - however, it's clear that the quality of the product is an essential factor given the range of choices available.

I'm delighted to see first-hand how landlords are becoming more and more engaged in flex - and recognising the value it can create for them.
